Walter's Perspective


If you like small boutique condo buildings, then the Harborside Loft is probably one of the best options in Hoboken. The building was developed by Toll Brothers around 2006.

The structure was a former factory. There's about 100 condos in the building. Choose from studio layouts, large one bedroom layouts, one bedroom plus den, two bedroom, and three-bedroom layouts. As with most buildings in the area, three bedroom layouts are the most rare.

When Toll Brothers built this building they decided that they would put roof decks on top of the building. They had never done this with any other projects in the area. It was the first time he did this and it was extremely popular. Buyers got to purchase roof decks and some of them connect to the units below. Some owners have turned their decks into large outdoor kitchens.

For people who did not purchase a roof deck the developer built a very large common area roof deck with grills and lounge chairs. Even if you didn't buy roof deck you have a great space to hang out and check out the views of Hoboken and of course Manhattan.

Since it was a former factory the noise is minimal. There's over 10 inches of concrete between each floor. Also the building has large oversize windows that light in a lot of light. It also features high ceilings. The average height of the ceiling is about 14 feet. This makes the units feel much bigger than their square footage.

From a finish perspective, all of the properties in the building offer higher-end kitchens, bathrooms, and flooring compared to the Hudson Tea building, which Toll Brothers also developed. As a result, the units do tend to trade at higher prices on average than the Hudson Tea building. It's also one of those buildings that doesn't see a lot of turnover. Owners who live there love it so much that they tend to stay there.

The parking in the building is located right across the street in the large parking deck that was built by Toll Brothers. Most units to come of the parking license however if the unit does not then rental parking on a monthly basis is available.

The building does have a 24 hour concierge as well as a fitness center. The residents are also allowed to use the fitness center at 1450 Washington St., which is a condo building also developed by the Toll Brothers nearby. Harborside Lofts also has a residents lounge that can be reserved for private events.

The building is located in the popular uptown Hoboken neighborhood. It is right on the common Hudson River promenade. You can walk down the waterfront and check out the city views. Directly next to the building is a park which is great for people who have children. You don't have to go very far from the building to let your kids run around and play with their friends.

There are several great night life options nearby. You have the Hoboken Pilsener Haus and Biergarten which is located a few blocks away as well as Bin 14 which is a nice wine bar.

If you commute to New York via the path train, the building does offer a shuttle that will take you to the Hoboken path train from peak morning to peak evening rush-hour. It's also very close to the 14th St., NY waterway ferry terminal that will take you across the Hudson river to Manhattan.
