When buyers come to me and ask me which is one the top buildings in Jersey City, I always say 77 Hudson is in the top three. The building was built around 2008 by national builder K. Hovnanian and is a New York City quality construction building on the waterfront in downtown Jersey City.
The building stands at 48 stories tall and is a steel and concrete construction. As far as noise goes you're not going hear anything in this building. There's over 8 inches of concrete between each floor. Also it's one of the few buildings in the area that has complete floor to ceiling windows. The entire building is a wall of glass. This allows for spectacular New York City and Hudson river views. On the higher floors you can see from the George Washington Bridge to the Verrazano bridge.
The building consist mainly of studio layouts, one bedroom layouts, one bedroom plus den layouts, two bedroom layouts, two bedroom plus den layouts, and three bedroom layouts. Buyers who tend to want more square footage look into 77 Hudson. The condos there tend to be larger than other buildings in the area. There are many, many floorplans in the building. It is far from a cookie-cutter construction.
The great feature about 77 Hudson is the amenities. The amenity level is enormous. The building offers one of the largest amenity floors in downtown Jersey City. There's an outdoor pool, large indoor fitness center, spa services, game room, screening room, and a resident's lounge That can be rented out for private events. 77 Hudson also has a 24 hour concierge and a gorgeous lobby.
Most of the condos at 77 Hudson come with one deeded parking space. The garage is located in the building. If a unit doesn't come with parking many times there are spots available for rent that other owners are looking to rent out.
Also the building is located right in Exchange Place, it's one block to the ferry to New York City. And about two blocks to the exchange Place path station which could take you right to New York City. This is very attractive for people who work in lower Manhattan.
77 Hudson is right near the historic Paulus hook a section of downtown Jersey City. This is one of the oldest areas in Jersey City. The area has some of the top restaurants including light horse Tavern which is one of my personal favorites. It's a incredible restaurant located in historic 1800s brownstone. There's also a newer bistro called Satis which has very good food and atmosphere as well.
77 Hudson is also very close to liberty State Park. You could easily ride your bike there and enjoy the park on a nice day. There's also plenty of areas nearby for dog walking. The building also has a dog run onsite which is unlike any condo building in Hudson County.
The quality of construction, the views, the layouts, the top level amenities, and the location place this building into the top three condo buildings in downtown Jersey City.
